A title company does not represent you; and a title
company can not help you with any of these questions because that would
be the unauthorized practice of law. Some title companies are lawyer
owned, but even in those situations there is a conflict of interest
between representing you and representing their title underwriter’s
interests. A title agent can only process the transaction and is not
permitted to give you any advice.
Only a lawyer can answer all of your questions;
only a lawyer is dedicated to representing your best interests; and
only a Florida Bar Board Certified Real Estate Lawyer* is allowed under
Florida law to be called a real estate law specialist.
What does is cost? Usually the same and often less
than a title company. Title company services, specialized real estate
law advice and unquestioned loyalty to only you for the same or less
cost than a title company. Do you need a lawyer? What do you think?
